HOW IS A CO-OP DIFFERENT FROM A CONDO?

CO-OPs and condos are similar in many ways. In a CO-OP, however, every resident is a shareholder, which means that they own a share of the building, like stocks in a company. This system helps to ensure that the building is run with the residents in mind, and you have a say in important decisions.

WHAT IS PARKING LIKE AT THE MARK CHESTER?

There are a total of 61 parking spaces both indoor and outdoor for building residents. You may need to wait on a waiting list if your apartment does not have a designated spot. If you have a spot that you no longer need, you may rent your spot to another building resident at your discretion.

ARE PETS ALLOWED AT THE MARK CHESTER?

Pets are allowed. Other buildings in Riverdale choose to ban residents from having pets. We don't think that this is right. We understand the importance of pets in the lives of our residents and have formed our pet policy accordingly.

DOES THE MARK CHESTER HAVE A BOARD?

Yes! The Markchester has a board comprised of 6 elected shareholders who work to improve life in the building for all residents. There is a shareholder board meeting held once a year in the spring where residents can communicate directly with the board to make suggestions and air their concerns.

HOUSE RULES - SIMPLIFIED

1. Extreme noise of any kind should not be allowed at any time of the day.

​

2. No household appliances, radios, exercise equipment, or any other disturbing devices should be used between the hours of 10:00 p.m. and 8:00 a.m. if the noise has the potential to disturb respective neighbors.

​

3. No washing machines are permitted inside individual apartments.

​

4. All renovations require an alteration application to be submitted to the Board of Directors before the start of the project.

​

5. Children shall not play in the public halls, stairways, or elevators. Children may play in the back garden if accompanied by a responsible adult.

​

6. No personal items shall be allowed to stand in the public halls, passageways, or lobby.

​

7. No window air conditioning units or fans are permitted without permission from the Board of Directors.

​

8. No signs or notices shall be posted in any part of the building unless approved in writing by the managing agent or Board of Directors.

​

9. Any deliveries or heavy baggage must be taken in or out of the building through the service entrance.

​

10. Loud music, pets, grilling, and smoking are prohibited in the back garden.

​

APPROVED A/C MODELS

The following is a list of air conditioner units that are approved for apartment sleeves installed as of 2013:

 

Friedrich WS08C10, WS10C10, WS10C30, WS12C10C, WS12C30, WS16C30; Unifit US10D10, US10D30A, US12D10, US12D30, US14D30A; Frigidaire FRA086HT1, FRA124HT1, FRA144HT2, FRA124HT2

 

Other models may also be compatible, however, only properly sized units may be installed in the sleeve.
